One leaf running on a floor track, for a flat drive with side room and no swing space
Leander Metal Gates is the Austin metro's gated community entry contractor, working for HOA boards, property managers and multifamily owners who need a community entry that works every day for residents and visitors alike. We handle projects from a 14 ft single leaf at an apartment drive to a 28 ft double-lane subdivision entry with matched steel pairs, resident and visitor lanes, directory panels and telephone entry systems.
Our crews work occupied communities, changing one lane at a time so residents keep getting in and out while the old equipment comes off. Backed by 14 years in business, we have completed over 1,127 projects, and a board can ask for a written parts plan, a service schedule and a closeout log for its reserve file.
From the first board walk-through to the directory programming and the final safety test, our team handles every step of an entry rebuild. Serving Leander and neighboring Cedar Park, Lakeway and Georgetown, we schedule lane work around trash pickup, school runs and move-in days.
Send your board's entry plan and we will schedule a site walk and a written bid.
Numbers first
A community entry stays open during a rebuild when only one lane is out of service at a time, whether the community sits in Cedar Park, Lakeway or Georgetown. At Ranch at Cypress Creek in Cedar Park, Patrice's board kept a resident lane running on every work day while the other lane was changed over.
We post the lane plan to the property manager before the first day, and we hold the old operator in place until the new matched pair is hung and tested. Where a lane must close fully, a staffed lane or a guard handles it for the shortest window we can, as Calvin's Brodie Lane lot in Sunset Valley did while 300 linear ft of panels went in.
A resident lane is built for speed and a visitor lane is built for identification, so the two never share one set of equipment, and Steiner Ranch and Volente communities ask for the same split. Residents use credentials that open the gate on approach, while visitors use a call box or directory that rings a resident or the guard, and a walk-through entry gate beside the lanes serves people on foot, as Simone's 42 inch steel walk gate does at Northline in Leander.
| Lane | Who uses it | What it carries |
|---|---|---|
| Resident lane | Owners and tenants | Credential reader, loop or photo eyes, fast operator |
| Visitor lane | Guests, couriers, vendors | Directory panel, call box, courier codes |
| Exit lane | Everyone leaving | Free-exit loops, no credential needed |
An intercom, keypad or phone entry is the usual visitor tool, and one operator sits on each lane so a failure on one side does not close the whole community.
A board bid should name every lane, every operator, every safety device and the directory, so trustees can compare two bids line by line, whether the entry is a one-leaf automated swing gate or a trackless cantilever slide gate.

A reserve study works best when the entry equipment has a written parts plan, and Patrice's board received a 10-year plan for the Cedar Park entry. It lists operators, control boards, photo eyes and hinges with expected service windows, so the board can budget replacements instead of reacting to a failed arm, and a one-leaf automated swing gate at an estimated $2,600 to $4,800 is the usual spare-lane benchmark.
Operator makers warrant motors and control boards for 1 to 5 years depending on the model, and our 2-year workmanship warranty covers weld integrity, post plumb, hinge alignment and gate sag. For routine care, a scheduled gate service plan typically runs an estimated $89 to $112 per gate per month for an estimated 1 to 3 hours a visit, and Alma's five gates at Lohmans Crossing in Lakeway share one plan and one log.
A directory panel lists residents by name or unit and rings the number they choose, so a visitor never needs the guard. On the Cedar Park entry we fitted a directory panel at the visitor lane and set up visitor and courier codes, so deliveries do not call a resident each time.
The board decides who may program the directory, and we hand over the admin login at closeout with a one-page instruction sheet, the same sheet Alma received for her five gates at Lohmans Crossing in Lakeway.

Community entries are budgeted per lane, and a two-leaf automated swing entry typically runs an estimated $4,300 to $7,900 over an estimated 2 to 3 days. A track-mounted slide gate for a tight apartment drive typically runs an estimated $1,800 to $4,900, and a trackless cantilever slide gate runs an estimated $6,300 to $9,700 over an estimated 2 to 4 days.

Patrice, Ranch at Cypress Creek, Cedar Park
A board replacing failed entry gates with residents still needing access every morning
Investment and duration figures are estimates. Your written quote sets the final price and schedule.
Patrice's community in Cedar Park needed a resident lane, a visitor lane and a directory that rang residents on a telephone entry system. We hung matched steel pairs on both lanes, changed one lane at a time and delivered the written 10-year parts plan. The job was an estimated $9,500 to $14,500, took an estimated 4 to 6 days, and the board still points to the lane-by-lane schedule as the reason residents barely noticed.
A community entry needs a way in for the fire department, and we settle it before the drawing is signed, with a Knox key switch or siren sensor as the local fire marshal asks. In Round Rock the city's gate guidelines call for a city-approved Knox key switch and an acceptance test with the Fire Marshal's Office, and in Steiner Ranch and Lakeway the department is Lake Travis Fire Rescue. For Leander, we ask the Fire Marshal's Office about the Knox-Box requirement before ordering anything.

We bid community entries across a 35-mile radius, from Patrice's Ranch at Cypress Creek in Cedar Park to Alma's five-gate plan at Lohmans Crossing in Lakeway. Calvin's Brodie Lane lot in Sunset Valley and Terrence's yard on Chisholm Trail Road in Round Rock sit inside the same radius, as do Steiner Ranch and Georgetown. Leander straddles the Williamson and Travis County line, so we confirm which side a community sits on before we name a permit route. For HOA architectural review, check with the board and the city.
Boards choose us for 14 years of work across 1,127 projects, with one crew measuring, setting posts and testing safety devices at each lane. A 2-year workmanship warranty covers weld integrity, post plumb, hinge alignment and gate sag, and Patrice's board holds a written 10-year parts plan for its Cedar Park entry.

Boards also compare commercial gate and slide gate systems, gate maintenance and service contracts and commercial security and perimeter fencing.
Yes, because we change one lane at a time, as we did at Ranch at Cypress Creek for Patrice in Cedar Park.
A two-leaf automated swing entry typically runs an estimated $4,300 to $7,900 per system, and the written quote sets the final price.
A swing entry is typically an estimated 2 to 3 days per lane, and the Cedar Park community took an estimated 4 to 6 days across two lanes.
We program the directory and the visitor and courier codes, then hand the admin login to the board at closeout, as we did for Patrice in Cedar Park after an estimated 4 to 6 days on site.
Yes, Patrice's Cedar Park board received a written 10-year parts plan, and Alma's Lakeway plan at Lohmans Crossing covers 5 gates with a shared log.
We set a staffed lane or a guard for the shortest window, and we post that plan to the property manager first, as we did for the retail lot with a loading dock in Sunset Valley.
Our 2-year workmanship warranty covers weld integrity, post plumb, hinge alignment and gate sag across all 1,127 projects, and the operator maker covers motors and boards separately.
Contact us with your lane count, your resident count and your target dates, and we will set up the board walk in Leander, Cedar Park, Lakeway or Georgetown.

The order of work
We tape the opening, shoot the slope and check the HOA or town rules before anyone prices steel.
You sign one scaled sheet listing frame size, coating and operator, and that sheet doubles as your review board packet.
Frames are welded in the shop and coated before delivery, so no grinding or spray paint happens on your drive.
Footings cure, then the leaf is hung and wired, and we run each safety device with you standing there.
