Juliet or Walk-Out: Choosing the Balcony

A Juliet balcony in Steiner Ranch or The Hills is a guard across a door or window that opens onto air, with no floor to stand on, while a walk-out balcony has a platform and a rail all round. The choice decides the load in Cedar Park and Georgetown alike, because a Juliet panel only has to stop a fall, and a walk-out carries people.

Most of what we install in Leander is the Juliet kind, because recent homes here often have tall upper windows facing a yard or a view. West Lake Hills and The Hills homes more often want a full walk-out.

A walk-out on a hillside terrace in Steiner Ranch or Lakeway needs posts that stand on something, so the footing plan comes first: belled concrete piers 36 inches or deeper, with depth and rebar decided by what the auger hits at each post. A Juliet in Cedar Park or Round Rock needs no footing at all, only a good fix to the wall on each side of the opening.

Harriet's home on Red Bud Trail in West Lake Hills, a short drive from Lakeway, needed 22 linear ft of forged-look steel with a Juliet panel across two openings. The stone veneer on the wall could not carry an anchor, which is common in West Lake Hills, so we through-bolted plates into the framing behind the stone and sealed each one against water. The job for Harriet was an estimated $1,800 to $2,800 and took an estimated 6 to 10 hours, which sits inside the typical stair or balcony guard window.

Anchor Risks: Keeping Water Out of the Wall

The risk on a balcony is not the rail but the holes behind it. Every anchor is a hole in the wall, and water follows a hole. We seal each plate, set it so the water runs away from the fastener, and anchor into framing, not into veneer or stucco alone, as we did on Red Bud Trail. A stone wall in West Lake Hills or Sunset Valley hides the framing, so we probe for it before the drawing is signed, and a stucco wall in Georgetown gets a sealed collar around each fastener.

Leander sits in both Williamson and Travis Counties, so the side of the county line can change who reviews a guard at height. Check the height and opening rules with the city in Round Rock or Sunset Valley; our shop spec keeps openings under 4 inches, drawn and measured before the coat goes on.

A single Juliet panel sits near the bottom of the estimated $66 to $134 range, while a long walk-out with a curved front sits near the top. Stone, stucco or brick walls add anchor time, and an old guard that is sound can be stripped and recoated at an estimated $32 to $49 per linear foot instead of replaced. These prices are estimates for Leander and are subject to change with the wall, the anchors and the length, and a guard that runs 6 to 10 hours or less rarely needs a second visit. Your written quote after the measure, whether the home is in Georgetown or Volente, sets the final price and the install schedule.

Balcony Styles and Materials Compared

Forged-look steel gives the traditional scroll at an estimated $66 to $134 per foot, flat-bar steel gives a modern line, and true hand-forged iron at an estimated $86 to $129 per foot is the showpiece. The table shows where each belongs.

Steel that is welded and powder-coated resists rust better than bare iron, which matters on a wall that sees rain in Georgetown or Round Rock. The coating goes on in order: blast, zinc primer, then polyester powder cured in the oven, with touch-up kits left on site for later scratches, and a balcony in Volente or The Hills gets the same sequence. A balcony in Lakeway or Steiner Ranch often needs matching iron railings on the stair that leads to it, and for a stair itself see iron staircases.

Towns We Serve for Balcony Work

A terrace above a pool in Bryson or Volente often needs the guard and a pool barrier fence together, estimated at $31 to $45 per linear foot and typically 1 to 3 days, while the stair that reaches a balcony door can take a walk-through gate, estimated at $700 to $1,400 and typically 4 to 8 hours. A long open-view steel fence line along the same terrace edge in Rollingwood or Sunset Valley is estimated at $51 to $84 per linear foot and typically 2 to 4 days.

We build balconies across a 35-mile radius, with most of the work in Cedar Park, Georgetown and Round Rock. Many Leander homes were built after 2000, so a Juliet is usually added to an upper window that has no guard at all. Lakeway, Steiner Ranch and Volente balconies face water and views and are measured on the first visit. Our service area page names every other city we reach.

Why Homeowners Choose Us for Balconies

We find the framing and drill the plates ourselves across Cedar Park and Round Rock, so the person who sealed the anchor is the person who stands behind it. After 1,127 projects over 14 years, we know where a veneer wall in Steiner Ranch or Lakeway will hold and where it will not. The workmanship warranty runs 2 years on welds and fit.

Questions We Hear Most About Iron Balconies in Leander

How much does a Juliet balcony cost?

A balcony guard is estimated at $66 to $134 per linear foot, and a single Juliet panel in Cedar Park or Round Rock falls near the low end.

How long does installation take?

A balcony guard typically takes an estimated 5 to 10 hours on site, and Harriet's 22 feet on Red Bud Trail fell in that range.

Can you anchor into stone veneer?

Not into the veneer alone, as the 22 ft job on Red Bud Trail showed, so on a West Lake Hills or Sunset Valley wall we through-bolt plates into the framing behind it and seal each one.

What is the difference between a Juliet and a walk-out balcony?

A Juliet is a guard across an opening, like the panel across two openings in West Lake Hills, and a walk-out has a platform that people stand on.

Will the anchors cause leaks?

They will not if each plate is sealed and set so the water runs away from the fastener, as on the 22 feet of guard we built for Harriet in West Lake Hills.

Do I need a permit for a balcony guard?

Often the city wants to see it, whether the home is in Leander, Cedar Park or Lakeway, and we confirm the requirement before the drawing is signed.

Finished Work Alongside Our Iron Balconies and Juliet Balconies

The order of work

Four Steps From a Bare Wall to Finished Ironwork

  1. Walk the job

We tape the opening, check the wall or slab and read the town rules before anyone prices steel.

  2. Approve the drawing

You sign one scaled sheet listing size, coating and spacing, and that sheet doubles as your review board packet.

  3. Weld and coat

Each piece is welded in the shop and coated before delivery, so no grinding or spray paint happens at your home.

  4. Set it and prove it

Anchors go in, the piece is fixed in place, and we check plumb and spacing with you standing there.
